The Shops at Tangerine, located at the intersection of Tangerine Road and I-10, will serve a trade area characterized by affluent, suburban lifestyles and destination resorts. The upscale Dove Mountain master-planned community in Marana includes 9 square miles of exquisite landscape, designer golf courses, and innovative and detailed floor plans and will be a stop on the 2008 PGA Tour. Already considered one of the world’s top destinations for resorts and spas, the world’s largest and most opulent Ritz-Carlton is planned for Dove Mountain. In addition to the high-quality homes and amenities, the area’s rich arts and cultural community complements the beautiful and historic natural surroundings.

Currently planned as a mixed-use development on approximately 281 acres in northwest Marana, The Shops at Tangerine will blend regional and power center retail development with complementary commercial development such as automotive and hotel uses. Developed in phases and driven by market demand, the automotive development and adjacent power center development are expected to be developed in the project’s first phase.

Beginning with current industry trends and reflecting best practices modeled after Westcor’s newest, cutting-edge retail destinations, The Shops at Tangerine could include a combination of department stores, theaters and restaurants, large-format retailers and specialty shops and boutiques. As currently proposed, The Shops at Tangerine will be designed to maximize convenience and experience for both retailers and shoppers. As well, the flexible, multi-building site plan will ensure long-term sustainability as the market and industry evolves.

The Shops at Tangerine will be designed to reflect the natural desert landscape, integrating the project into the Sonoran Desert context by utilizing native and drought-tolerant plants that provide interesting texture, architectural form and a refreshing setting to the project’s outdoor spaces.
